Indoor Air Quality/Mold

The presence of mold and other allergens in a home can impact the health of building inhabitants depending on the severity of the indoor air quality problem and the individual susceptibility of occupants. Mold/Indoor air quality surveys consist of an in person survey of the building looking for indications of moisture intrusion and/ or bacteriological growth.  Moisture content measurements of building materials are also taken during this survey using portable instruments designed for this purpose and calibrated to the materials that measurements are taken from.

What is a mold/indoor air quality screening? A mold/indoor air quality survey checks for evidence of water damage in the home, visual indications of potential mold growth along with other allergens and also samples the air inside the home to see if there are elevated amounts of mold/allergen spores more than we would expect.

  • Air samples are collected inside the home and outside weather permitting.  Analytical results of samples are compared to determine if elevated mold/allergen spore levels exist inside the structure.  Additionally, the presence or absence of certain aberrant species of mold/allergen spores are noted and taken into account.
  • A report is provided to the client containing results of the survey and determinations about possible mold growth. This report will also include recommendations on how to remove the mold/allergen spores or at least get them to an acceptable level.
  • Includes up to 6 spore trap air samples (3 controls, 3 living space/ affected- areas, depending on the size of the home and affected areas) Additional surface samples may be required if excessive staining is found
  • and survey of structure for moisture damage and evidence of microbial growth.

What value does it give? Knowing whether or not the home has a pre-existing mold/allergen problem can be helpful for protecting the health and well-being of people who will live there, especially anyone who has strong allergies or may be sensitive to mold and other allergens. Do I need to have a mold/allergen screening? It is not required by law however it can help you as a buyer know more about the home you are buying.
